This guide focuses on the areas that actually make sense for military buyers commuting to Hunter Army Airfield or, for the more commute-tolerant, Fort Stewart.

School quality and character vary significantly by neighborhood and specific campus — use SCCPSS’s official school-zone lookup for any address you’re considering rather than judging by neighborhood reputation alone.

As of mid-2026, Zillow’s home value index for Savannah proper was $325,155 (down about 2.8% year over year). Prices vary widely by neighborhood: Wilmington Island listings, for example, span roughly $189,000 to nearly $4 million, with the bulk clustering between $400,000 and $750,000. Godley Station and Southside options generally run lower than the Historic District and Islands. Treat any figure here as a snapshot — confirm current pricing for the specific neighborhood and property type you’re considering.
Two Things Worth Knowing Before You Offer
Homes in Savannah’s Historic District carry real appraisal considerations: strict renovation rules protect the district’s character, but they also mean true comparable sales can be harder to find, which can complicate both conventional and VA appraisals. Talk to your lender early if you’re considering a historic property.
Coastal Georgia flood risk is real and varies block by block. Flood zone (AE and VE zones carry meaningfully higher premiums than Zone X) should factor into your neighborhood decision as much as school zone or commute — check the FEMA flood map for any specific address before you fall in love with it.
