Most first-time VA buyers know the benefit exists. What they don't know is the order things happen in — and that's where the stress comes from. People start touring homes before they're pre-approved, or assume the process is slower and harder than a regular loan. It isn't, if you take the steps in the right order.

👉 Buying your first home with a VA loan comes down to six steps: confirm your eligibility, get pre-approved, hire an agent who knows VA, make an offer, get through the appraisal and inspection, and close. Most eligible buyers can do it with no down payment and no monthly mortgage insurance.

Here's the process, start to finish.

Step 1: Confirm Your Eligibility

Your Certificate of Eligibility (COE) is the document that proves to a lender you qualify for a VA loan. It's based on your service history, and most lenders can pull it for you in minutes — you don't need to track it down yourself before you start.

Step 2: Get Pre-Approved

Pre-approval tells you what you can actually afford and shows sellers you're a serious buyer. The lender reviews your income, credit, and debts and gives you a price range. Do this before you look at a single home — falling for a house outside your budget is the most avoidable heartbreak in real estate.

Step 3: Choose an Agent Who Knows VA Loans

Not every agent writes VA offers regularly, and it shows when one doesn't. An agent who knows VA understands the appraisal requirements, which homes are likely to have issues, and how to present your offer so sellers take it seriously. Around Fort Stewart, that local VA experience matters even more.

Step 4: Find a Home and Make an Offer

Once you find the right home, your agent writes an offer covering price, closing date, and contingencies. With a VA loan, you can also ask the seller to help with closing costs, which can lower what you bring to the table.

Step 5: Appraisal and Inspection

After your offer is accepted, the lender orders the VA appraisal to confirm the home's value and that it meets VA's Minimum Property Requirements. You hire your own inspector separately — that's the step that protects you. These are two different things, and you want both.

Step 6: Underwriting and Closing

While the appraisal and inspection happen, the lender verifies your paperwork and issues final approval. Then you sign, get your keys, and move in. A VA purchase typically closes in about 30–45 days from an accepted offer. Expect a VA funding fee unless you're exempt, such as veterans receiving VA disability compensation.

What to Actually Do

Get pre-approved before you browse. It takes the guesswork out of your budget and puts you ahead of buyers who haven't.

Keep your finances quiet until closing. No new car, no new credit cards, no job change if you can help it. Lenders recheck your credit before you close.

Budget for costs even with zero down. Plan for the inspection, the appraisal, earnest money, and closing costs the seller doesn't cover.

Always get your own inspection. Passing the VA appraisal doesn't mean the home is in good shape.

Ask questions early. The buyers who struggle are the ones who waited until they were under contract to learn how the process works.
