Military Retirement Housing Planning: Should You Sell, Stay or Relocate?
Written by Kevin Thomas
For most of your career, the Army decided where you lived. Retirement flips that. For the first time in years, where you call home is entirely your choice — and that freedom can make the decision harder, not easier. Some retirees stay put near Fort Stewart. Others sell and head closer to family. Some buy their "forever home" right here in Coastal Georgia.
👉 The right move in retirement depends on three things: what your income looks like after you leave the service, where you want to be for the next chapter, and whether your current home still fits your life. Start planning a year or more before your retirement date so housing is a choice, not a scramble.
Here's how to work through it.
Start With Your Post-Military Budget
Your housing decision should start with your income, not the house. Once you retire, BAH goes away, and your income may come from retirement pay, VA disability compensation, a civilian job, or a mix of all three.
Map out what your monthly budget will look like in your first year of retirement. Then ask whether your current mortgage, taxes, and insurance still fit comfortably. If they do, staying may be easy. If they're tight, it may be time to rethink where and how you live.
Staying in Coastal Georgia
Many retirees choose to stay near Fort Stewart, and it's easy to see why. You already know the area, you may have friends and a church here, and you keep easy access to on-post benefits like the commissary and exchange. VA care options are also within reach in the region.
Georgia also offers tax benefits that can help military retirees and disabled veterans, including breaks on retirement income and property tax exemptions for qualifying veterans. Rules and amounts change, so check the current details with a tax professional or your county tax office.
If you stay, ask whether your current home still fits. A house that worked for a family of five during deployments may be more than you want to maintain now — or it may be exactly right.
Selling and Relocating
Some retirees want to be closer to kids, grandkids, or the place they grew up. Selling can free up your equity and your VA entitlement for your next home, wherever that is.
Timing matters here. Your final military move may be covered if you use it within the allowed window after retirement, so check your benefits before you plan the move on your own dime. Selling before you buy gives you cash and clarity, while buying first gives you a place to land — your agent and lender can help you decide which order works best.
You can also keep your current home as a rental and buy elsewhere, but only if the numbers work and you're ready to be a landlord from a distance.
Side by Side: Stay, Sell, or Relocate
Stay in your current home: Least disruption and no moving costs. Works best if the payment and upkeep still fit your retirement budget.
Sell and buy locally: Lets you right-size, whether that's smaller, single-story, or less yard to keep up. You stay close to post benefits and your local network.
Sell and relocate: Puts you closer to family or your hometown and frees up your equity. Means starting over with a new community and new costs.
Keep it and buy elsewhere: Can build long-term wealth through a rental. Requires the rent to cover your costs and a plan to manage the property.
What to Actually Do
Start a year or more before your retirement date. It gives you time to compare options without a deadline forcing your hand.
Build your post-military budget first. Know your income before you decide what you can afford to keep or buy.
Get a current home value estimate. Knowing your equity helps you compare staying, selling, and renting clearly.
Check your benefits. Look into your final move, your VA entitlement, and any state tax or property tax breaks you may qualify for.
Think about the next 10 to 20 years. Consider stairs, yard work, distance to family, and access to healthcare, not just the next year.
