Moving to Savannah: What Military and Relocating Families Should Consider
Written by Kevin Thomas
Savannah is on a lot of wish lists. The history, the food, the squares, the coast — it's easy to fall for it on a weekend visit. But living here as a military or relocating family is different from visiting. Where you're stationed, what kind of home you want, and how you handle coastal weather all change what Savannah looks like day to day.
👉 Savannah can be a great fit, especially if you're assigned to Hunter Army Airfield or have a spouse working in the city. If you're at Fort Stewart, plan for a longer commute. Before you buy, look closely at the neighborhood, the age of the home, and the flood zone, because those three things can change your costs more than the price tag.
Here's what to consider.
Commute: Hunter Army Airfield vs. Fort Stewart
If you're assigned to Hunter Army Airfield, Savannah is home base. Hunter sits inside the city, so many Savannah neighborhoods put you a short drive from work.
If you're assigned to Fort Stewart, it's a different story. Commuting from Savannah to Fort Stewart is a real daily drive, and it adds up over a full tour. Some families make it work because one spouse works in Savannah, but drive the route at rush hour before you commit. Towns like Richmond Hill can be a middle ground if your household is split between both.
Neighborhoods, Older Homes, and Price Range
Savannah isn't one market. It's a lot of very different neighborhoods, from historic homes near downtown to newer subdivisions on the south side and in nearby areas like Pooler. Prices, lot sizes, and home ages can change a lot from one area to the next.
Older homes have charm, but they also need a closer look. Ask about the age of the roof, HVAC, plumbing, and electrical, and get a thorough inspection. In historic districts, there may also be rules on exterior changes, so check before you plan a renovation. Newer areas usually mean fewer surprises but less character.
Flood Zones, Insurance, and Storm Season
Savannah is a coastal city surrounded by marsh and rivers, so flood risk varies a lot by location. A home in a flood zone may require flood insurance, and homeowners insurance costs can also vary from one area to another.
Check the flood zone and get insurance quotes before you make an offer, not after you're under contract. Hurricane season is part of life on the Georgia coast, so it's also worth knowing your evacuation route and how the home has held up in past storms.
Side by Side: Savannah vs. Hinesville
Best for: Savannah fits Hunter Army Airfield assignments and city jobs. Hinesville fits Fort Stewart assignments.
Commute to Fort Stewart: Hinesville is right outside the gate. Savannah is a much longer drive.
Lifestyle: Savannah offers more dining, culture, and things to do. Hinesville is quieter and centered around post.
Homes: Savannah ranges from historic to brand new. Hinesville has more established and newer neighborhood homes.
Price: Savannah often costs more, depending on the area. Hinesville generally offers more home for the money.
Flood and insurance: Both need checking, but Savannah's coastal location makes it a bigger factor in many areas.
What to Actually Do
Start with your duty station. If you're at Hunter, Savannah makes a lot of sense. If you're at Fort Stewart, weigh the commute honestly.
Narrow down neighborhoods before houses. Savannah's areas are so different that picking the right part of town matters as much as picking the right home.
Get flood zone and insurance quotes early. They can change your monthly payment more than a small difference in price.
Inspect older homes carefully. Ask about major systems and any historic district rules before you fall in love with a property.
Plan for your next PCS. Ask how similar homes in the neighborhood have sold or rented.
