Preparing Your Coastal Georgia Home for a Fall Listing
Written by Kevin Thomas
Listing in the fall comes with its own set of to-dos. The days are shorter, the yard looks different, and after a long, humid summer on the coast, your home may be showing wear you haven't noticed. Buyers this time of year tend to be serious, so a little prep goes a long way.
👉 To get your Coastal Georgia home ready for a fall listing, focus on four things: a clean, tidy yard, any signs of moisture or pests from the summer, the systems buyers and VA appraisals check, and bright, warm photos. Small fixes now help you avoid delays once you're under contract.
Here's where to start.
Curb Appeal for Fall
First impressions start at the street, and fall yards can look messy fast. Rake leaves and pine needles, trim overgrown shrubs, and edge the walkways and driveway. Fresh pine straw in the beds is an easy, inexpensive way to make a yard look cared for.
Add a little warmth at the front door. A clean entry, a fresh doormat, working porch lights, and a couple of seasonal plants make the home feel welcoming without overdoing the decor. Keep holiday decorations simple so buyers can still see the house.
Handle Coastal Wear: Moisture, Gutters, and Pests
Summer on the Georgia coast is hard on a house. Check for musty smells, mildew, or water stains, especially in bathrooms, closets, and around windows. Clean out gutters and make sure downspouts carry water away from the foundation, since fall rain will show buyers any drainage problems.
Termites and other pests are common in this climate. Many buyers, especially those using VA loans, will need a termite inspection. Getting one done before you list lets you handle any treatment or repairs on your own schedule instead of under a deadline.
Systems Buyers and VA Appraisals Check
Your HVAC worked hard all summer, so have it serviced before you list. Make sure the heat works too, since fall buyers and inspectors will test it. Change the filters and keep the service receipt to show buyers.
Many buyers in this area use VA loans, and the VA appraisal looks for basic safety and livability issues. Common items include peeling paint, damaged roofing, broken windows, missing handrails, and exposed wiring. Fixing these before you list can keep the appraisal from holding up your closing.
Light, Warmth, and Photos
With shorter days, many showings happen near sunset or after dark. Replace burned-out bulbs, add lamps to dim rooms, and turn on every light before a showing. A bright home feels bigger and cleaner.
Your listing photos are your first showing. Schedule photos on a clear day, ideally midday when the light is best, and make sure the yard is tidy and leaves are cleared first. Inside, declutter counters and open blinds so every room looks open and inviting.
What to Actually Do
Clean up the yard first. Leaves, pine straw, and trimmed shrubs make a big difference for very little money.
Service the HVAC and test the heat. Keep the receipt to show buyers the system has been cared for.
Check for moisture and get a termite inspection. Handling these before you list keeps surprises out of your contract period.
Fix common VA appraisal items. Peeling paint, damaged roofing, and safety issues are worth addressing now.
Light up the house and book good photos. Bright rooms and clear-day photos help your listing stand out.
