Richmond Hill comes up a lot when military families start looking at homes near Fort Stewart. It has a small-town feel, quick access to Savannah, and a reputation for good schools. But it's not the right fit for everyone, and buyers who only look at listing photos can miss the things that matter day to day.

👉 Richmond Hill offers newer neighborhoods, strong community amenities, and easy access to Savannah and I-95, but you'll usually pay more than in Hinesville and drive farther to Fort Stewart. Before you buy, look closely at your commute, flood zone, and HOA rules.

Here's what to know.

Location and Commute

Richmond Hill sits in Bryan County, just south of Savannah and right off I-95. That makes it easy to get to the airport, shopping, and the coast. It's also a common choice for families with one spouse working in Savannah and one at Fort Stewart.

The tradeoff is the drive to post. Your commute to Fort Stewart depends on where in Richmond Hill you live and which gate you use, and it's usually longer than living in Hinesville. Drive the route at rush hour before you commit, especially if you'll be doing it every day.

Homes, Neighborhoods, and Growth

Richmond Hill has a mix of established neighborhoods and new subdivisions, many with pools, walking trails, and community events. Prices tend to run higher than in Hinesville, so your budget may buy a bit less house here.

The area has grown fast in recent years, and growth brings both upside and tradeoffs. New jobs and new construction can support home values, but they also bring more traffic and busier schools. Ask what's planned near any neighborhood you're considering, from new roads to new subdivisions.

Flood Zones, Insurance, and HOAs

Richmond Hill is close to marshes and tidal rivers, so flood zone status matters here. A home in a flood zone may require flood insurance, which can add a real amount to your monthly cost. Check the flood zone and get an insurance quote before you make an offer, not after.

Many Richmond Hill neighborhoods have an HOA. Dues pay for amenities like pools and common areas, but HOAs also set rules on fences, parking, and sometimes renting out the home. If you might keep the house as a rental after your next PCS, read the rental rules first.

What to Actually Do

Drive the commute at the times you'll actually be on the road. A map estimate at noon won't tell you what 6 a.m. looks like.

Check flood zone and insurance early. It can change your monthly payment more than a small difference in price.

Compare Richmond Hill with Hinesville side by side. Look at price, commute, and lifestyle together so you know what you're trading.

Read the HOA documents before you're under contract. Know the dues and the rules, especially on rentals.

Think about your next move. Ask how the home would sell or rent if you get orders in a few years.
