Keeping your home as a rental after a PCS can be a smart move. Plenty of military families build real wealth this way. But plenty of others end up with a house that costs them money every month, a tenant they've never met, and repair calls from three time zones away. The difference usually comes down to whether they asked the right questions before they left.

👉 Before you turn your home into a rental, get clear answers on four things: whether the rent truly covers all your costs, who will manage the property, what changes with your insurance, HOA, and loan, and whether the home is ready for tenants. If those answers line up, renting can work well. If they don't, selling may be the safer choice.

Here are the questions to ask.

Questions About the Numbers

"What will this home actually rent for?" Base it on similar homes that have rented recently nearby, not on what you need to cover your mortgage.

"Does the rent cover everything, not just the mortgage?" Add up your mortgage, taxes, insurance, HOA dues, property management, and a repair budget. If the rent only covers the mortgage, you'll likely be paying out of pocket.

"Can I handle an empty month or a big repair?" Plan for at least a month or two without a tenant and set aside savings for things like an HVAC or water heater replacement. Rentals rarely run perfectly every month.

Questions About Managing From a Distance

"Who will handle the property when I'm gone?" Most families managing from another duty station or overseas hire a property manager. Ask what they charge, what's included, and how they handle repairs and emergencies.

"How will tenants be screened?" A good tenant matters more than a high rent. Ask how the property manager checks credit, income, rental history, and references.

"How will I stay in the loop?" Find out how often you'll get statements, how repair approvals work, and how fast they respond — especially if you'll be in a different time zone or deployed.

Questions About Insurance, HOA, and Your Loan

"Does my insurance still cover the home once it's rented?" A standard homeowners policy usually isn't meant for a rental. Talk with your insurance agent about switching to a landlord policy, and ask tenants to carry renters insurance.

"Does my HOA allow rentals?" Some HOAs limit or restrict renting, or require tenants to register. Read the rules before you list the home for rent.

"Does renting affect my VA loan or my next purchase?" Renting out a home after a PCS is common, but part of your VA entitlement stays tied to that loan. Talk with a VA lender about how it affects what you can buy next.

Questions About the Home Itself

"Is the home ready for tenants?" Fix safety issues and anything likely to break soon before you leave. Repairs are much harder and more expensive to manage from far away.

"How old are the major systems?" If the roof, HVAC, or water heater is near the end of its life, plan for that cost now. An older system can wipe out a year of rental profit in one repair.

"Will this home be easy to rent again and again?" Location, condition, and layout all matter. Around Fort Stewart, homes close to post and in good shape tend to rent faster to incoming military families.

What to Actually Do

Get a rent estimate and run the full numbers. Include every cost, not just the mortgage.

Interview property managers before your move. Pick one while you can still meet them and walk the home together.

Call your insurance agent and read your HOA rules. Both can change your costs or your options.

Talk to a VA lender about your entitlement. Know how keeping this home affects your next purchase.

Make repairs before you leave. A home in good shape rents faster and costs less to maintain from a distance.
