Veterans Day is a day to say thank you. It's also a good reminder that one of the most valuable benefits you earned through your service is one many veterans never fully use: the VA home loan. Some think it's only for first-time buyers. Others assume they've already used it up. Many don't know about the extra help available to disabled veterans and surviving spouses.

👉 The VA home loan lets eligible veterans buy with no down payment and no monthly mortgage insurance, and it can be used more than once. Disabled veterans may be exempt from the VA funding fee, and Georgia offers additional property tax relief for qualifying veterans. If you served, it's worth knowing exactly what you've earned.

Here's what every Georgia veteran should know.

The Core Benefits

No down payment. Most eligible veterans can buy a home with zero down, which means you can keep your savings for moving costs, furniture, or an emergency fund.

No monthly mortgage insurance. Conventional and FHA loans often add mortgage insurance to your payment when you put little money down. VA loans don't. That can mean a noticeably lower monthly payment.

Limits on closing costs. VA rules limit some of the fees lenders can charge veterans, and sellers can help cover closing costs. Competitive interest rates round out a benefit that can save you real money over the life of your loan.

Benefits Many Veterans Don't Know About

You can use it more than once. The VA loan isn't a one-time benefit. Once you sell a home and pay off the loan, your entitlement can be restored for your next purchase. In some cases, you may even have enough entitlement left to buy again while you still own your first home.

It's not just for first-time buyers. Whether this is your first home or your fifth, the benefit is still there if you're eligible.

It can help after you buy, too. The VA streamlined refinance (IRRRL) can make it easier to lower your rate if rates drop after you purchase. VA loans can also be assumable, which means a qualified buyer may be able to take over your loan when you sell — a real selling point if your rate is lower than today's.

Extra Help for Disabled Veterans and Surviving Spouses

Veterans who receive VA disability compensation are generally exempt from the VA funding fee. That fee can add thousands of dollars to a loan, so the exemption is a big deal. Make sure your lender has your disability rating on file.

Georgia also offers property tax relief for qualifying disabled veterans, including a homestead exemption that can significantly reduce your property tax bill. Rules and amounts change, so check the current requirements with your county tax office.

Surviving spouses may also be eligible. Some surviving spouses of service members and veterans can use the VA home loan benefit, and may be exempt from the funding fee as well. A VA lender can help confirm eligibility.

What to Actually Do

Get your Certificate of Eligibility. Most VA lenders can pull it for you quickly, and it confirms what you qualify for.

Ask a VA lender about your remaining entitlement. Even if you've used the benefit before, you may have more available than you think.

Make sure your disability rating is on file. It can save you the funding fee at closing.

Check your county's property tax exemptions. If you qualify, apply after you buy so the savings start as soon as possible.

Share this with a veteran you know. Many don't realize how much the benefit can still do for them.
