What Buyers Should Ask Before Purchasing New Construction in Coastal Georgia
Written by Kevin Thomas
Walking into a builder's model home is exciting. Everything is clean, staged, and upgraded, and the sales rep makes it sound simple. But the model isn't the home you're buying, and the builder's contract is written to protect the builder. The buyers who end up happy with new construction are usually the ones who asked the hard questions before they signed.
👉 Before you buy new construction in Coastal Georgia, get clear answers on four things: what the price actually includes, when the home will really be done, what the warranty covers, and what's true about the lot itself — including flood zone and HOA rules. Get every answer in writing.
Here are the questions to ask.
Questions About Price, Upgrades, and Incentives
"What's included in the base price, and what in the model is an upgrade?" Model homes are often loaded with upgrades — flooring, countertops, lighting, landscaping. Ask for a written list of standard features so you know what the advertised price really gets you.
"What are the incentives, and what do I have to do to get them?" Many builders offer closing cost help or rate buydowns, but some tie those incentives to using their preferred lender. Ask whether the offer still applies if you use your own VA lender.
"Does this home and community work with VA financing?" Confirm early that the builder is set up for VA loans, so you don't find out late in the process.
Questions About the Build Timeline
"What's the estimated completion date, and what happens if it's late?" Weather, materials, and labor can all push a build back. Ask what the contract says about delays and whether you have any protection if the date slips.
"Can I walk the home during construction?" Seeing the home before the walls are closed up tells you a lot. Ask whether you can schedule a walkthrough or a pre-drywall inspection.
For PCS buyers, timing is everything. If your report date is fixed, ask about homes that are already finished or close to it instead of starting a build from the ground up.
Questions About the Warranty
"What does the warranty cover, and for how long?" Builder warranties are not all the same. Coverage for workmanship, major systems, and structure often runs for different lengths of time, so ask for the written warranty and read it before you sign.
"How do I file a warranty claim, and how fast do you respond?" A warranty only helps if the builder actually shows up. Ask about the process and how long repairs usually take. Talking to a few people who already live in the community is one of the best ways to find out.
Questions About the Lot, Flood Zone, and HOA
"Is this lot in a flood zone, and how does it drain?" In Coastal Georgia, this question matters. Flood zone status can affect your insurance costs and whether your lender requires flood insurance. Ask about drainage, too, since heavy rain is common here.
"What's built behind and around this lot?" Open land next door today could be another phase of homes, a road, or a retention pond later. Ask to see the community's full site plan.
"What are the HOA fees and rules?" Find out the monthly or annual dues and what they cover, plus any rules on fences, parking, sheds, or renting the home out — which matters if you may PCS again and want to keep it as a rental.
What to Actually Do
Bring your agent on your very first visit. The sales rep works for the builder. Having your own agent registered from day one keeps someone on your side of the table.
Get every answer in writing. A verbal promise from the sales office isn't part of your contract. If it matters, make sure it's written down.
Hire your own inspector. Schedule a pre-drywall inspection if you can, and a final inspection before closing.
Compare the builder's lender offer with your own. Look at the full picture — rate, fees, and closing cost help — not just the incentive headline.
Talk to current homeowners in the community. They'll tell you how the builder handles problems after closing.
